The HomePath home loan offers flexible financing terms for buyers of properties owned by Fannie Mae.

HomePath Mortgage allows a borrower to purchase a Fannie Mae owned property with a low down payment (3%), flexible mortgage terms, no lender-requested appraisal and no mortgage insurance.

To find HomePath properties, look for the notation in your Real Estate listings.

HomePath Features:

  • Down payment: as low as 3 percent; can be funded by borrower, or in the form of a gift, a grant, or a loan from a nonprofit organization, state or local government, or employer
  • Rate and Term: fixed rate, adjustable rate, or interest only
  • Credit score: as low as 660
  • Debt-to-income ratio: as low as 55%
  • Gift payments: allowed; some restrictions may apply
  • Rate and Term: fixed and adjustable rate options
  • Occupancy: primary, secondary, and investment eligible
  • Mortgage Insurance: NO; ask your lender for cost details on loans without mortgage insurance
  • Appraisal: NONE; loan-to-value will be determined by sales price between Fannie Mae and buyer
  • Many condo project requirements are waived; ask your lender for details
